Construction management

The Construction Management contract grants the client the services of a construction manager to work with the design team, trade contractors, and suppliers.
Under this arrangement, the client can be assured that proper communication and organization is instilled in the project from the start and continues throughout the duration of the project. There are several contracts and fee structures that can be deployed under a construction management contract. These include, but are not limited to cost plus, guaranteed maximum price, percentage fee, and fixed fee. BMI is flexable and will work under the agreement that is in line with the client’s needs.

As construction manager, BMI offers its expertise in managing construction costs and scheduling to help ensure the project is completed within your budget. BMI is always competing on the open market which gives us a constant influx of information on industry trends and developments, which at the end of the day greatly benefits our clients. BMI is always looking out for our clients best intestests and will provide a constant flow of constructability analysis and well as value engineering to ensure all facets of a project are maximized. Financial savings, reduced life cycle costs, and enhanced quality are focal points on every project.
In an effort to reduce the risks that result from unfinished work in the preconstruction phase, BMI provides advice on all or part of the project cost. The final cost however remains with the client.

Design & Build

A Design-Build arrangement is recommended to clients who wish to work with BMI as their exclusive contract entity (rather than multiple contractors and consultants). Under a Design-Build arrangement, BMI will provide a variety of design and construction services.
The Design-Build arrangement will ensure the most successful partnership possible as all project team members are on the exact same page from the project’s design phase.

Benefits for you

A Design-Build arrangement will allow BMI to directly address project design and construction requirements, in accordance with both the budget and schedule. In addition to greatly reducing the chance of project overgrowth, this method will also allow BMI to begin the project before drawings are 100% complete, allowing the client to benefit from earlier oppupancy. By bringing all parties to the table early in the process, a design-build arrangement fosters high-quality, cost-effectiveness, and efficient delivery on any project.

General contracting

Delivered under a stipulated sum or cost-reimbursable contract, the design-bid-build process is the most commonly used method of project delivery, especially within the public sector, where work is granted based on a competitive bidding process.
The client will use the expertise of an architect or engineer to design the project and to create the drawings and specifications. After the drawings are completed they can be issued for pricing. The client will then choose the general contractor for the job – either selecting one contractor or employing a competitive bid process.

Benefits for you

Experienced clients with the resources required to independently contract an architect, engineers, and general contractor will benefit the most from utilizing this method. Such clients are able to maintain greater control while also having the advantage of dealing with less risk.
Once the design is complete but before construction begins, BMI, as the general contractor, provides an established price. Once the project is executed, BMI will be responsible for all costs over the agreed upon price, based on the project’s precise scope and budget.
